Major Disruptive Events Policy

Overview

While most cancellations and refunds are governed by a listing’s standard cancellation policy, this Major Disruptive Events Policy (“Policy”) provides additional protections in rare cases where large-scale events prevent or legally prohibit a reservation from being completed.

When this Policy applies:

  • Guests may cancel and receive a refund, travel credit, or other consideration—regardless of the listing’s cancellation policy.
  • Hosts may cancel without fees or penalties, though their calendar will be blocked for the canceled dates.

This Policy applies to reservations that are active or have check-in dates on or after the Policy’s effective date unless otherwise communicated by Beachside. It is not an insurance policy.

Covered Events

To qualify, the event must:

  • Occur after the reservation is booked
  • Affect the location of the reservation
  • Prevent or legally prohibit the reservation from being completed

Covered events include:

  • Declared public health emergencies
    Officially declared epidemics, pandemics, or public health emergencies.
    Note: This does not include endemic diseases (e.g., seasonal flu) or regionally expected conditions (e.g., malaria in endemic zones). COVID-19 is not covered under this Policy.
  • Government-imposed travel restrictions
    Legally binding travel bans, evacuation orders, or other mandatory restrictions.
    Note: Travel advisories or non-binding guidance are not covered.
  • Military conflict or civil unrest
    Acts of war, terrorism, riots, civil insurrection, and similar hostilities.
  • Widespread utility outages
    Extended interruptions of essential services like electricity, water, or heating that affect the majority of homes in the area.
  • Natural disasters
    Hurricanes, earthquakes, wildfires, and similar catastrophic events.
    Note: Predictable or seasonal weather events (e.g., tropical storms in Florida) are only covered if they directly lead to another qualifying Event, such as a mandatory evacuation or utility outage.

When a Reservation Is Affected

If a major disruptive event occurs, Beachside will assess the situation and determine whether the Policy should be activated for the affected area and time period. If activated, eligible reservations within that scope will qualify for guest and Host protections described in this Policy.

Reservations outside the defined area or timeframe may not qualify. However, Hosts who are genuinely unable to accommodate may still cancel without penalty.

Guests who believe their reservation is impacted should contact Beachside directly for review and eligibility.

What Is Not Covered

While we understand other disruptions may affect travel plans, the following are not covered under this Policy:

  • Personal circumstances affecting the guest, but not the listing location (e.g., illness or injury)
  • Jury duty, court dates, or other civic obligations
  • Travel advisories or government guidance that stop short of a travel ban
  • Event cancellations (e.g., concerts, weddings)
  • Transportation issues not caused by a covered Event (e.g., airline strike, road maintenance)

For these and other non-covered scenarios, guests and Hosts are encouraged to work together to find a resolution. Refunds outside of the cancellation policy are at the Host’s discretion, and Beachside does not guarantee or mediate such arrangements.

Impact on Hosts

If a reservation qualifies under this Policy:

  • The Host can cancel without penalties or fees
  • The canceled dates will be blocked on the Host’s calendar
  • The Host will not receive payment for the canceled dates
  • If payment has already been issued, the refunded amount will be deducted from future payouts

Outside of this Policy, Hosts may still cancel without penalty for valid reasons, such as:

  • Property damage
  • Uninhabitable conditions

In such cases, Hosts are required to cancel the reservation to avoid guest safety issues.

Additional Information

  • This Policy does not affect your legal rights under local laws.
  • Decisions made under this Policy do not waive or limit any statutory remedies available to guests or Hosts.
  • This Policy is not a substitute for travel insurance and does not involve the payment of any premium.
